Dyecoats is a 1840-home regeneration project for Clarion in Leeds, transforming a 13 acre brownfield site into a new mixed-tenure neighbourhood.

Project details

This project is an excellent example of how our team has the expertise and resource to support a complex multi-phase scheme across all project stages. We have been working with Clarion on this major project since 2021 when we delivered an outline consent for the overall masterplan. Since then we have achieved several reserved matters and S73 consents to optimise the potential of the site, followed by the detailed design and delivery of each phase including several High Risk Building applications. The first phase, including 440 apartments, was one of the first major schemes in the country to get BSR Gateway 2 approval.

Our team is working in partnership with Clarion over the long term to shape a sustainable, distinctive neighbourhood offering 40% affordable homes within a tenure blind development. At the heart of the scheme is a new pedestrian and cycle bridge across the River Aire, activating the public realm on both riverbanks and connecting Dyecoats to the wider city.
